Your North Atlanta Spring Home Maintenance Checklist

Spring in Atlanta has a way of sneaking up on us. One minute we're wearing sweaters, and the next we're turning on the air conditioning, battling pollen and watching the forecast for thunderstorms.

After years of walking through homes in every stage of upkeep, I’ve learned that a little spring maintenance can save you a lot of money — and a few headaches — once the Georgia heat really arrives.

So before you get distracted by the azaleas, grab your checklist and give your home a little spring tune-up.

1. Get Your AC Ready

Don't wait for the first 90-degree day to discover your air conditioner has a problem.

Change your filters and have your system professionally inspected and serviced before summer. A spring tune-up can help your AC run more efficiently and catch small problems before they become an expensive July emergency.

Pro tip: If you don't already have one, consider a twice-a-year HVAC maintenance plan.

2. Take a Look in the Attic

Your attic has a big job to do once Atlanta heats up.

Check that insulation is in good shape and that vents aren't blocked. Poor insulation or ventilation can make your home harder to cool and send your energy bills higher than they need to be.

If your upstairs rooms always seem warmer than the rest of the house, the attic is a good place to start looking.

3. Check Your Roof

Spring storms can be tough on Atlanta roofs.

Look for missing, cracked or damaged shingles, damaged flashing and signs of water intrusion. If you see something questionable, have a professional take a look now — before a small problem turns into a much bigger one.

4. Clean the Gutters & Check Drainage

Georgia rain is coming.

Clean out leaves and debris, make sure gutters are draining properly and confirm that downspouts direct water away from your foundation.

While you're at it, walk around your property after a good rain. Pooling water is a warning sign that your drainage may need attention.

5. Give Your Trees a Checkup

Beautiful trees are one of the best things about living in North Georgia — but spring storms can turn a weak or damaged tree into a serious problem.

Look for dead branches, cracks, leaning trees and signs of disease or rot. Trim branches that are too close to your roof, home or power lines, and call a professional if a tree looks like it could become a hazard.

6. Turn on the Sprinklers

Before your lawn and landscaping really start drinking up the water, run your irrigation system.

Check for broken sprinkler heads, leaks and areas that aren't getting enough coverage. Adjust your schedule as temperatures rise, and make sure you're not watering the driveway more than the lawn.

7. Battle the Atlanta Pollen

Let's be honest: Atlanta spring pollen deserves its own checklist.

A good exterior cleaning can make your home look dramatically better. Consider pressure washing your driveway, walkways, deck and appropriate exterior surfaces to get rid of that familiar yellow-green coating.

Just be careful around delicate siding, painted surfaces and windows — too much pressure can cause damage.

8. Inspect the Deck & Outdoor Spaces

Before you fire up the grill, give your deck or patio a once-over.

Look for:

• Soft or rotting boards

• Loose railings or stairs

• Warped boards

• Rusted or protruding hardware

• Cracked or peeling finishes

If your deck is wood, spring is also a good time to reseal or stain it if needed.

9. Seal Up the Gaps

Walk around the outside of your home and check the caulking around windows, doors and trim.

Cracked or missing caulk can let conditioned air escape and moisture get where it shouldn't. Replacing it is one of those relatively inexpensive maintenance jobs that can make your home more comfortable and protect it from water damage.

10. Don't Forget the Little Things

While you're doing your spring walk-around, take care of the easy-to-forget items, too:

• Test smoke and carbon monoxide detectors.

• Replace batteries where needed.

• Check exterior lights.

• Inspect door and window screens.

• Look for signs of termites or other pests.

• Clean dryer vents.

• Check your water heater for leaks.

A Little Work Now Goes a Long Way

Spring maintenance isn't just about making your home look good for the season. It's about protecting one of your biggest investments and making sure your home is comfortable when Atlanta's heat and humidity arrive.
